Technology is constantly evolving, and new tactics are being used in real estate marketing. In recent years, the introduction of the 360 Virtual Tour was the most used marketing tool. Now, the 3D Render is looking to become the best marketing tool. Real estate agents are transitioning to 3D rendering services in order to sell property off the plan. There are several aspects to consider in your render. We’re known for our excellence in real estate 3D renderings and pride ourselves in being one of the best out there.

DAY OR NIGHT?

This is often up to you, not us. Do you think your property would look better in sunlight or dusk? Maybe both? Are there city lights in the distance or are there mountains? Some renders will even include people to show the reality of what the street would look like. City lights at night will highlight the nice view, while mountain views during the day will showcase the beauty of nature. Either way, we can make this change simply and cost effectively!

STREETSCAPES VS 3D ELEVATIONS

Buyers do not want to be misinformed or have their expectations too high. This is especially important in future or unbuilt homes. What will the view look like? What does their home look like from the street? Using clever angles will only make buyers feel like they cannot trust you as their realtor. Showing a CGI render will give buyers the viewpoint they are looking for. You have to capture their interest and make them want to look inside the home. Streetscapes are mainly used in townhome projects, as there are multiple homes in the future project.

CGI RENDERS

For new large developments, it can be hard for home buyers to imagine what their future neighborhood would look like. Aerial renders give viewers more than one perspective. It can show future ponds, the neighborhood layout, and landscaping. Our computer generated designs often use this type of rendering to make the neighborhood pop. This often attracts buyers, due to the vast potential- and can give you just the edge you need when marketing the property!

HIGHRISE VS GROUND-LEVEL

3D models help show buyers the property from outside to inside. People that live in high-rise buildings often are concerned about not being able to view and see nature, such as trees. Having renders on the ground-level gives the viewpoint potential buyers are looking for. It shows that even though you are living on higher floors, you can still see and hear nature. For these types of renders, it is often best to do renders during the daytime, as it shows the true feeling of outdoors.

THE IMPORTANCE OF 360 VIRTUAL TOURS

Having just a slideshow of pictures is bland and doesn’t keep the viewers attention. It often doesn’t keep them there for long before they click on another ad or to another listing… there goes your commission opportunity! As soon as potential buyers click on rendered images, they should have everything they need to give themselves a virtual tour. This provides the benefit of immersion as well as keeping them on the page, getting to know the property longer which translates into more appointments being made to view the property- ultimately getting it sold faster and for the best possible price. 360 virtual tours have quickly become the expectation for home buyers in favor of in-person tours. To be honest, as real estate buyers and investors ourselves… we quite prefer them too!

DON’T LOSE SIGHT OF THE FLOOR PLAN

Potential home buyers want to know the layout of their future homes. It can be easy for this to be an oversight. Even though this is a highly requested item, only 5% of listings include them. With all of the high rendered imagery and tours, it is always important to not forget the basics. Floor plans can become 3D renders, which can also bring the technology to this simple aspect of home buying. Adding a floor plan is not only cost effective- it’s also also an important tool to helping potential buyers make decisions, offers and ask those important questions to ensure they are not missing the opportunity to truly understand the benefits of the property!

BENEFITS OF 3D RENDERING

There are more reasons that we can possibly list as to why the most successful real estate agents, builders, remodelers/flippers use 3D rendering. It often attracts a larger range of new clients, as renderings stand out and give the truly photorealistic vision buyers are looking for. We are known for having the best 3D renders in the industry and with our concierge sales and marketing services, we guarantee that you will gain buyers, and increase profit using these services. 3D rendering decreases production and construction costs. You may find this hard to believe, but the stress of photography and finding a quality photographer can be difficult or at the least, costly. If you decide to do the photography yourself, it is also costly to buy expensive equipment, but also- have you seen some properties listed on the MLS?! It’s not exactly rocket science, but to state it clearly- accurate, professional photos are the window to the soul of the property. 3D rendering doesn’t require any additional stress or equipment. All you have to do is consult with us on what your listing needs, we provide a fully complimentary, listing audit and quote. We take care of the rest and collaborate with you every step of the way! Why waste time taking pictures when you could be focusing on sales and promoting yourself and your listings? As we all know, the real estate business is highly competitive. Our high quality renders will make you stand out, thereby enhancing your marketing for this client and for many to come. We can even help with other aspects of your marketing such as a listing website, copywriting, digital advertising etc.

PRE-SELLING YOUR PROPERTY

Why waste time using 2D images on a screen to try to sell your 3D property IRL (in real life)? 3D rendering is especially useful for construction and commercial properties. The goal is typically to sell before the property is finished. This can be done by showcasing the property before construction even begins! Buyers scrolling Zillow, or your MLS will see the future render and know there are new homes being built but the realistic qualities of the render will allow them a chance to envision themselves in the property all from the comfort of their couch. Rendering gives the potential to highlight the property’s best features which can include décor, lighting fixtures, and flooring. We can easily render amenities, such as a gated community or the pool, outside landscaping and clubhouse. All of this can start before the house even breaks ground. When you use traditional pictures, it can be very difficult to change viewpoints and finalize plans without hassle. Since renderings are developed purely digitally on a computer, they can easily be changed, shared and even emailed across platforms (although with complex projects it may take some time and investment). Utilizing 3D renderings always lead to more timely outcomes and buyer interest. It makes it easier to show your property and the aspects that tend to sway buyers to fall in love and call it home (ie. kitchen set ups or high-end fixtures).
